- How much do you offer?
- Our competitive price offers are rarely beaten. In many cases, depending on what potential your property has including any planning permissions; in most cases, we will pay you the full market value. Other cash property buyers usually offer around 80% of the market value; however, you’ll find our offers are much higher than the industry average. Be wary of companies that quote percentages of full market value as a purchase price. They often quote a much higher percentage against a much lower valuation.
- How can you value my property without seeing it?
- We use our in-house valuation software to give you a fairly accurate indication of our probable offer. We examine various economic factors, property transactions and market trends, and work with a national network of property valuers that can provide us with a realistic price. For our final offer, we don't always need to inspect your property internally.
- How long have you been in the property market?
- We have been involved in the property market for well over 20 years.
- What do you do with the property once you have bought it?
- Most properties are retained for our investment portfolio.
- Why do you refer to yourself as a cash buyer?
- We have the cash funds to buy without mortgages, right now without delay.
- Do I have to provide you with a Home Information Pack (HIP)?
- No. If you are selling a property in the open market, sellers usually need to provide a Home Information Pack (HIP). This involves a property search and an energy survey which involves more costs to you and take several weeks. The good news is that if you are selling to us the law does not require you to supply and pay for a Home Information Pack.
- What if I have a very poor credit rating will this affect you buying my house?
- No. Whatever the case is, it will not have any effect on the sale of your property.
- Can I still sell my property even if there are mortgage arrears and an impending eviction?
- Yes. Provided your mortgage arrears are not in excess of the market value, selling your property to us could solve your problems in an instant.
- If my property is being repossessed do we need to inform the people who are repossessing us that we are selling our property to you?
- No. You don’t have to do or worry about anything. Your solicitor will inform the parties involved and the repossession process will be stopped pending completion.
- What if my repossession order is for tomorrow?
- You may not be too late. We do not recommend you leave it to the last minute; however, it is possibly to halt your repossession order in less than 24 hours. By exchanging contracts the court will normally suspend your repossession.
- Do I still have to deal with all the repossession paperwork when you buy the property?
- Your loans will be repaid from the sale proceeds. Therefore, all your repossession paperwork will be resolved at the same time.
- Is selling my property at a discount the same as being repossessed?
- No. Being repossessed there are a lot more costs involved both financially and emotionally.
- I’ve missed some mortgage payments, why don’t I just hand back the keys?
- If you hand back the keys your lender will sell your property. You will be liable for any shortfall for several years. Added to your sale shortfall, you will be liable for: estate agent fess, solicitor fees, surveyor fees, all mortgage payments (due right up to the date at when the property eventually sells), and a lot more.
- Do I need to be in the country to sell my property?
- No. Both solicitors will process the whole purchase.
- Do you buy properties with tenants in?
- Yes. We buy almost any property with or without tenants, in any condition, price or location.
- Do you buy properties with problem sitting tenants?
- Yes. Even if they are not even paying any rent.
- Do you buy land, commercial or industrial property?
- Occasionally; it will depend at the time on whether the deal will meet our own buying criteria.
- My flat has a short term lease remaining; will you still be interested to buy it?
- Yes. We may still make an offer.
- My property has a serious subsidence problem; would you still be interested in buying it?
- Yes. We buy properties in any condition and with all sorts of building and tenant problems.
- Will I need a solicitor?
- Yes. You will need the services of a solicitor. You can choose your own, or should the need arise, we will recommend a reputable solicitor for you. All solicitors we recommend to you are regulated by the Law Society and ensure the whole process is swift.
- My wife and I are going through a divorce; do we both have to agree to the sale?
- This depends on who owns the property. We would require that all parties who own the property to agree to the sale.
- I’m going through a divorce, who receives the proceeds?
- The solicitor acting for you will arrange for the proceeds to be divided as per your requirements.
